  1. Investigate the property- Examine the property and assess it to make sure that there are no surprises waiting two months after you finish your purchase. Hire a contractor or home inspector to assess the property and its condition. 
  2. Imagine your property in the home- A small mistake people make in a home is imagining it without their property in it. Picture the home with your personal belongings. What will go where and how it fits.
  3. Anticipate a mortgage- Homes are expensive and require long term payments that last for years. Plan for a long term payment option and anticipate life changes such as repairs, children, and job market changes.
  4. View Homes – Don’t be afraid to visit ten or even twenty homes. Take your time and look at them properly and don’t settle too quickly when a better home value may be around the corner.
  5. Assess costs – Aside from the mortgage there are other costs to consider in the home. Utilities, taxes and insurance account for a lot and if you are upgrading to a larger home you need to anticipate that growth on an annual level.
  6. Check Twice- It never hurts to do a final walk through of your chosen home one the previous owner has moved out all of their possessions. Sometimes things are hidden behind property that you don’t know about and it is always helpful to check.
  7. Recognize changes- In real estate, delays happen. Minor corrections or extensions on dates occur. Recognize them as such and plan around them accordingly.
  8. Get a written copy- Log all promises in writing and have all deals recorded on paper. It never hurts to keep safe
  9. Don’t ignore the moving- moving, while a smaller step in buying a home is no less important. While adjusting and moving into your new home you have to make sure your possessions are properly stored and you have easy access to what you need. Also, plan your move! Most people buy a new home in the cold season so that they can move during the summer.
  10. Consult a real estate agent- In the end the best advice we can give you is to consult with a certified and properly trained real estate agent. They are specially trained to help you with your real estate experience.
